If you would like to change your rental disbursement frequency at any time, all it takes is one quick email to us and the change can be completed. We’re  also able to directly receive and pay all investment related expenses on your behalf, including rates, water, strata and maintenance bills.

 

Consolidating Your Portfolio

Have you ever considered having all of your investments managed by one agent? It certainly makes your life easier if you only have to deal with one person. We have many Landlords with properties all over Southeast Queensland and Gladstone that have consolidated their portfolios with us. You can be assigned one Property Manager to work with, no matter the location of your investments.

 

Finding A Tenant

It is our highest priority to ensure the tenants we are putting forward to you meet your expectations. We will always provide you with feedback based on our personal interactions with each applicant during the open homes and processing stage of renting your property. We understand that finding the ‘perfect’ tenant is one of the most important components of the reletting stage. Our experienced team enables us to ensure that your next tenant is first-rate.

 

Maintenance

Regular property health checks, or routine inspections are very important when maintaining an investment property. We make sure your property is inspected at least twice a year and a comprehensive report is provided to you with our recommendations of immediate and future maintenance.

 

Renewing A Lease

It is our job to educate you about legislative requirements when it comes to important events such as renewing your tenants lease agreement. We are also very conscious about possible plans you or your tenant may have in mind (buying, selling or renovating) as it gets closer to the end of the agreement. Because of this, we begin the renewal process 3 months in advance to ensure you and the tenants are provided with enough time to consider your options in the current market and allow for the minimum 2 months notice should you wish to ask your tenants to vacate the property.

 

Vacating Tenant

When it comes to tenants vacating, this can be a delicate process to manage. Which is why we handle it all for you. Between supporting your tenants through the stress of moving, ensuring the property is presentable for open homes, collecting the final rent & water charges and inspecting the property for possible damage or repairs. And in the unlikely event of a claim or dispute, we handle that for you as well.
