To help secure your rental property as quickly as possible, we encourage you to submit all required documents and information with your application. The biggest delays come from chasing references and missing details, so providing everything upfront allows us to process your application faster. Once approved, we’ll guide you through completing the lease agreement, arranging bond and rental payments, and finalising the Entry Condition Report as you collect the keys to your new home.
When it’s time to vacate, we aim to process your bond refund as smoothly and quickly as possible. To ensure this happens, please make sure the following are completed before returning your keys:

At CBS Property Group, we understand that life can be unpredictable, and sometimes breaking a lease is unavoidable. While it’s not ideal, we’re here to support you through the process. A lease is a legally binding contract, and there are laws in place to assist both parties in minimizing costs. If you find yourself needing to break your lease, don’t hesitate to reach out to us with any questions. We’ll guide you through each step with care.
If any maintenance issues arise during your tenancy, please notify your Property Manager in writing as soon as possible. You can log your request via email or through your tenant portal. Please provide detailed descriptions and photos when possible, and we’ll address the issue promptly. As a tenant, you’re responsible for smaller tasks such as replacing light bulbs, cleaning, and routine garden maintenance.
If a smoke alarm appears to malfunction, try dusting or vacuuming it and replacing the battery. If the issue persists, contact your Property Manager immediately in writing. Please do not remove or tamper with the smoke alarm under any circumstances, as it is vital to your safety.
If your rental property is water compliant and your lease states that water usage charges apply, the landlord has the right to pass these charges on to you. You will be invoiced within a reasonable timeframe of each bill.
We understand that circumstances change, and sometimes tenants need to move out or be replaced. Once you find a new tenant, we will process their application and seek approval from the landlord. If someone remaining wishes to stay alone, they will need to demonstrate their ability to afford the rent on their own. We work to ensure that all tenants meet our standards and obligations to protect both you and the property owner. Please note that any transfer of rent or bond must occur directly between tenants, and all changes to the bond must be updated with the RTA.
If you find yourself locked out during business hours, you can visit our office to borrow a set of keys with photo identification. Please call ahead to ensure the keys are available. For after-hours lockouts, you’ll need to contact a locksmith at your own expense.
Despite every precaution, pests can sometimes be an issue. If you encounter problems with pests during your tenancy, please contact your Property Manager at property.management@cbsproperty.com.au for assistance and further information.
